Replacement, step by step

We confirm the size and venting your house needs, then quote the whole job in writing. On the day, we drain and remove the old tank, set the new one, connect the water and the gas or power, install a thermal expansion tank where the system needs one, set and check the venting, and test for leaks and safe combustion. The old tank leaves with us.

Gas tanks and tankless units are installed by TSSA-certified gas technicians. In Ontario, the company must also be a TSSA-registered contractor; TSSA fined a company director $6,000 in 2023 for sending an uncertified worker to install a gas water heater (TSSA). Ask anyone who quotes you whether the person showing up holds a gas ticket.

Renting vs owning in Markham

Many Markham homes still have a rental tank from the builder or a door-knocker years ago. A rental bundles the tank with service, which some people want. It also keeps billing long after the tank has paid for itself. If you are thinking about getting out of a rental, ask the provider for the exact buyout or removal terms in writing, then compare it with an installed price from us. Since June 6, 2024, new rental contracts cannot put a Notice of Security Interest on your title (Ontario.ca).

Hard water and tank life

Common questions

How long does a hot water tank last?

Most tank water heaters last roughly 10 to 15 years. Check the date code on the label. A tank that old with rust at the fittings or water in the drain pan is living on borrowed time.

Should I rent or buy?

Do the math with your own bill. One large provider lists a 40 gallon conventional tank at about $26 a month, every month, for as long as you keep it. A purchased tank is a one-time cost. If you rent now, ask your provider for the buyout or removal figure in writing before you decide; every contract is different.

Can a rental company put a lien on my house for the tank?

Not anymore for new contracts. Ontario's Homeowner Protection Act banned Notices of Security Interest on title for consumer goods like water heaters as of June 6, 2024, and existing ones are deemed expired. Removing an old notice from title is a lawyer's job.

Is tankless worth it in Markham?

Sometimes. It makes sense for big households that run out of hot water, or when the tank sits where the venting is easy. It costs more up front, and Markham water is hard enough that a tankless unit needs regular descaling. If a tank is the better buy for your house, we will say so.

Do I need a permit?
