Markham houses fail by the decade they were built

Markham is a young city: 47% of its homes were built after 2000, 34% between 1981 and 2000, and fewer than one in five before 1981 (2021 Census). Knowing which group your house is in tells us half of what is likely to go wrong before we open the door.

Before 1978: Markham Village, Unionville, Thornhill and Milliken's first streets. These areas sit on drainage built to older standards, which is why the City's Flood Control Program puts them first and why Markham Village and Unionville took on water in the July 2017 storms (City of Markham). The plumbing problems here are sewer backups through the floor drain, tired cast iron stacks, and roots in older sewer laterals. A backwater valve and a camera look at the lateral are the first dollars worth spending.

1980s and 1990s: Milliken Mills, Armadale, Raymerville, Middlefield, Mount Joy. Copper supply lines that are mid-life, original shut-off valves that seize when you finally need them, and sump pumps on their second or third replacement. Most calls here are drains and hot water tanks.

1995 to 2007: much of Cedarwood, Box Grove, Cornell, Berczy and Angus Glen. This is the window when Kitec plumbing went into GTA homes before its 2005 recall (Bob Aaron). The City of Markham's Private Plumbing Protection Rebate pays back up to $1,750 for an indoor backwater valve, $2,000 for an outdoor one, $5,000 for disconnecting weeping tile with a new sump pump, and $2,500 for relining or repairing your sewer lateral.
